Glazing silicone near Penn

Glazing silicone in Penn, done properly

Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. We are often asked to deal with water tracking down the inner face of the glass and leaks from the base of a shower screen, on glass-to-glass joints, conservatory frames and glass balustrade bases.

Somewhere as small as Penn, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Different surfaces, different methods

Rooflights

Water around a rooflight is not always the sealant. We check which it is.

Shower screens

A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.

Common questions in Penn

Do you cover Penn for glazing silicone?

Yes. We work across London and the South East, and Penn is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

Do you cover smaller places like Penn?

Yes. Penn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or drop us an email.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Do you fit new glass or sealed units?

Glass replacement isn’t our trade. We look after the sealant joints, and we’ll tell you if a unit looks like it has failed.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Where do you work from?

We work from Crawley. Our applicators cover Penn, along with the rest of our area.

Can you reseal a frameless shower screen?

Yes, we do these often. The screen is resealed with anti-fungal silicone suited to bathrooms.

Windows and doors in Penn

Historic houses like Hughenden Manor (about 2.9 miles north-west) are a reminder that the area around Penn has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as Church of St Margaret, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Tylers Green First School, larger buildings have plenty of frames, and the mastic around each one ages.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours, depending on how many joints need doing. In a small place like Penn, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints

Advice

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • A frame that needs repairing or replacing
  • A sealed unit that has misted inside
  • Leaks from the roof covering or flashing (a roofer’s job)

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Rooflights
  • Conservatory frames
  • Glass-to-frame joints
  • Glass balustrade bases
  • Glass-to-glass joints
  • Shower screens

Aftercare tips

So the new joints stay in good condition:

  • Open vents or windows to let moisture out
  • Check the gutters above the glazing for debris
  • Stick to mild cleaners on glass
  • Run a squeegee over the glass when you are done

Clear the conservatory gutters regularly, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we’ll find out which.

When to call us in Penn

Sealant laid over old sealant doesn’t last. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

The problems people normally mention when they call are:

  • Stained, discoloured glazing silicone
  • Rooflight joints letting water in
  • Leaks where conservatory glass meets the frame
  • Leaks from the base of a shower screen

If you let a flat or house near High Wycombe station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Comparing quotes

  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Who does the work, and how experienced they are
  • What happens if the job turns out different

Choosing a sealant specialist

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
