Bathroom resealing for North Warnborough homes and businesses

North Warnborough homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Rented homes near Hook station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near All Saints Church, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Robert May's School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathroom resealing in North Warnborough

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with a messy, uneven bead from a previous reseal and black mould in the silicone that won’t clean off, on baths, basins & vanity units and shower trays & enclosures.

Homes around North Warnborough are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Surfaces we seal

  • Baths
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks

What the job involves on each surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

North Warnborough: your questions answered

Is North Warnborough in your area for bathroom resealing?

Yes, North Warnborough is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.

Do you cover smaller places like North Warnborough?

Yes. North Warnborough is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What colours of sealant can you use?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included. Somewhere as small as North Warnborough, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

Advice

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Around North Warnborough, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Move toiletries away from the joint
  • Run the extractor fan during and after every shower
  • Give the silicone its full cure time
  • Clean with a mild bathroom cleaner and a soft cloth

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
