Bathroom Resealing in Mogador
Bathroom resealing across Mogador and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
- Water escaping at the shower enclosure
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower, and the area is left clean. In a small place like Mogador, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in

Bathroom resealing in Mogador
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have new sealant laid over old sealant that is now lifting and a joint torn by a bath that flexes, we can help, on kitchen worktops & upstands, basins & vanity units and wet rooms alike.
For a small place like Mogador, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Where a wall is exposed, as many are in small places like Mogador, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Questions from Mogador
Can you help a landlord with a rental near Reigate station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.
Do you cover Mogador for bathroom resealing?
Yes. Our work covers London and the South East, and Mogador is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Bathroom resealing in Mogador: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you live in an older home near Church of Jesus Christ and the Wisdom of God, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Kingswood Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Reigate station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the quote in Mogador
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- The amount of work
- Which sealant suits the joint
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
What we need to know
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
For a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
When something else is needed
A few problems are outside what sealant work can do:
- Water getting in through the grout rather than the sealant
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
- Give the silicone its full cure time
- Move toiletries away from the joint
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
