How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • The amount of work
  • The old material and how stubborn it is
  • How easy the joints are to reach

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • A bath or tray that moves because it is not properly supported
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

What we seal

  • Kitchen worktops & upstands

Bathrooms and kitchens in Kingswood

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Tadworth Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Kingswood station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Your questions about bathroom resealing in Kingswood

Is Kingswood in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Kingswood is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

I let a flat near Kingswood station. Can you help?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

When to call us in Kingswood

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Common reasons people contact us include:

  • A bead that has pulled away from the tiles
  • Black mould in the silicone that will not clean off
  • Gaps where the bath or tray has moved
  • Failed sealant on the screen profile

In the older streets around Church of St Andrew, walls and floors in older homes can move, and sealant and grout show it first.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. In a smaller place like Kingswood, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In a smaller place like Kingswood, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Dry worktop joints after washing up
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start
  • Keep bottles off the sealant line

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
