Bathroom resealing for homes and businesses in Minley

Homes in Minley have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include black mould in the silicone that won’t clean off and leaking joints on a shower screen, on sinks & splashbacks, wet rooms and shower trays & enclosures.

Homes around Minley are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee, large or small.

What affects the quote in Minley

We don’t publish a price list. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • When we can work, for business premises

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • The address or postcode of the job
  • How we’d reach the joints

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, phone 0345 464 0079 or send us an email.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we seal

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks

Leave it or put it right?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Where a wall is exposed, as many are in small places like Minley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Let new sealant cure fully before it gets wet
  • Don’t let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Do you need bathroom resealing in Minley?

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Signs it’s time to call us include:

  • Black mould in the silicone that will not clean off
  • A reseal done over the top of the old bead
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

In the older streets around Church of St Andrew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before booking

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. In a small place like Minley, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Minley questions

Is Minley in your area for bathroom resealing?

Yes. We work across London and the South East, and Minley is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

I let a flat near Fleet station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
