Common questions in Minley

I let a flat near Fleet station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you cover smaller places like Minley?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can I paint over the new sealant?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before we start.

Are you insured?

Yes. Mr Mastic is fully insured.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Window mastic for homes and businesses in Minley

Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on window sills, composite doors and aluminium frames, and common reasons people get in touch are gaps between the frame and the inside reveal and old mastic that has gone black or come away.

Homes in small places like Minley often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

You get a one-year guarantee, the same in Minley as everywhere else we work.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Access and height
  • The product the joint needs

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints

Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Different surfaces, different methods

Aluminium frames

Metal frames expand in the sun and are often slim, with little room for error. A neat, narrow bead in a colour to match keeps the clean look.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Around Minley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. In a small place like Minley, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

Frames and glazing around Minley

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Church of St Andrew include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Frogmore Community College, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Fleet station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Broken hinges, locks or handles
  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Surfaces we seal

  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • Aluminium frames
