Lower Common questions
Do you cover smaller places like Lower Common?
Yes, Lower Common is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Lower Common for bathroom resealing?
Yes. Our work covers London and the South East, and Lower Common is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Bathroom resealing in Lower Common, done properly
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, we can put it right, on baths, wet rooms and kitchen worktops & upstands alike.
Around Lower Common, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Lower Common homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Crowthorne station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Charles Kingsley's Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When to call us in Lower Common
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Keep an eye out for these signs:
- Lumpy, uneven sealant from a DIY attempt
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
- A joint torn by a bath that flexes
Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Damage behind the tiles that needs a tiler
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Access and height
- Which sealant suits the joint
- The number and length of the joints
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Photos by email, if that is easy
- Whether it has been sealed before
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
If you are in Lower Common and need bathroom resealing, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep bottles off the sealant line
- Run the extractor fan during and after every shower
- Wait for the cure time we give you
- Clean with a mild bathroom cleaner and a soft cloth
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just call 0345 464 0079 or drop us an email.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere as small as Lower Common, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Mention any tricky access
- Let us know about parking restrictions
- Mention if the joints have been sealed before
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
