Godstow Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Godstow and across Oxfordshire. Fully insured, ARBOMaster approved and guaranteed for a year.
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
How we handle bathroom resealing in Godstow
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and common reasons people get in touch are cracked, shrunken or lifting silicone and mouldy sealant that has gone black.
Homes around Godstow are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or email us.

What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The size of the job
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- Roughly how big the job is
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
When something else is needed
We’ll always be straight with you, so here’s what new sealant will not do:
- A cracked shower tray or bath (that needs repair or replacement)
- Failed grout lines across the wall
- Damage behind the tiles that needs a tiler
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

What the job involves on each surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
Bathroom resealing in Godstow: local notes
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Godstow. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Homes close to Church of All Saints include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Wolvercote Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Godstow is about 3 miles south of Kidlington, in Oxfordshire. Godstow gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. We cover 443 towns and villages across Oxfordshire.

Godstow questions
Do you work in hotels near Godstow?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Do you work for landlords with property near Oxford Parkway station?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.
What do you need from me for a quote?
Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.
Is white the only colour available?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you insured?
Yes. Mr Mastic is fully insured.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Do you work in Godstow?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a small place like Godstow, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
Why us?
- We never seal over old sealant
- Approved under the ARBOMaster scheme
- Sealant colour chosen to suit
- Domestic, commercial and hotel work
Common problems we fix in Godstow
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
The problems people normally mention when they call include:
- Damp behind the bath or under the tray
- Smears of silicone across the tiles
- Cracked, shrunken or lifting silicone
- Gaps where the bath or tray has moved
For landlords with property near Oxford Parkway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to look after the new joints
To keep the joints looking good and working properly:
- Check the joints every few months for splits or lifting
- Wipe the sealant dry after showering
- Don’t let bottles sit on the bead
- Keep the fan on for a while after bathing
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Godstow, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height
