Bathroom resealing in Dunbridge

Bathroom resealing in Dunbridge

Across Dunbridge, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with cracked, shrunken or lifting silicone and leaking joints on a shower screen, we can help.

Homes around Dunbridge are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee.

Leave it or put it right?

Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Older cottages and farmhouses around Dunbridge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • How easy the joints are to reach

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Asking for a quote

When you contact us, it’s useful to know:

  • A few pictures by email, if you can
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

Different surfaces, different methods

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Stick to a soft cloth and a mild cleaner
  • Keep bottles off the sealant line
  • Give the silicone its full cure time
  • Don’t leave water standing on kitchen joints

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean. Somewhere like Dunbridge needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Mention any parking rules near the property

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it isn’t properly supported

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

What we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

Bathrooms and kitchens in Dunbridge

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Mottisfont & Dunbridge station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Church of St Andrew, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Awbridge Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Where do you work from?

Mr Mastic is based in Crawley. We cover Dunbridge and the rest of Hampshire, along with the rest of our area.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
