Glazing silicone in Dunbridge, done properly

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass before the new bead goes in. Typical jobs include a quick top-up bead that didn’t last and silicone pulling away from the glass, across shower screens, glass-to-glass joints and rooflights.

Homes in small places like Dunbridge often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Inspect the sealant on glazing annually
  • Avoid scraping close to the bead
  • Act on drips or damp patches early
  • Stick to mild cleaners on glass

Clear the conservatory gutters regularly, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

Different surfaces, different methods

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

Shower screens

A screen’s wall joint and tray joint are where leaks start. We reseal both with anti-fungal silicone.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • Cracked or broken glass
  • Condensation trapped between two panes

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

What affects the cost of glazing silicone

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • Access and height
  • Working hours on commercial sites
  • Any mould that needs treating

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Any previous sealing or DIY work

Landlords, agents and businesses in Dunbridge

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Glazing silicone in Dunbridge: local notes

With historic houses such as Mottisfont Abbey (about 0.7 miles north-east) nearby, there’s older building stock in the area around Dunbridge as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Awbridge Primary School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Mottisfont & Dunbridge station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you live in an older home near Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Dunbridge questions

Do you cover smaller places like Dunbridge?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do glazing silicone in Dunbridge?

Yes, Dunbridge is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you seal glass balustrade bases?

Yes. The sealant joint at the base can be renewed. Fitting glass is a separate trade.

Can you reseal a frameless shower screen?

Yes. We remove the old silicone carefully, and the joints are cleaned and resealed.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Why not top up the existing silicone?

It does not last. Fresh silicone won’t bond to cured silicone so we take it all out and start clean.

Why it’s worth doing now in Dunbridge

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. Older cottages and farmhouses around Dunbridge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or email us and we’ll give you an honest view and a quote.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most jobs. In a small place like Dunbridge, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
