Bathroom resealing in Chilton

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are failed sealant on the screen profile and water getting behind the bath panel.

Homes around Chilton are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

We stand behind the work with a one-year guarantee.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for a single bath or shower. Somewhere as small as Chilton, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Do you need bathroom resealing in Chilton?

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Most people get in touch when they notice one of these:

  • Black mould in the silicone that won’t clean off
  • Failed sealant on the screen profile
  • New sealant laid over old sealant that is now lifting
  • Leaks into the floor or ceiling below

For an older house near a landmark such as Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before booking

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Access and height
  • The size of the job
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

What to tell us when you ask for a quote:

  • A few pictures by email, if you can
  • Whether it has been sealed before
  • How we’d reach the joints
  • Where the job is, and your postcode

For landlords and businesses

Your questions about bathroom resealing in Chilton

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Chilton for bathroom resealing?

Yes. Our work covers London and the South East, and Chilton is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Do you work for letting agents?

Yes, often. Several properties can be quoted together.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Older cottages and farmhouses around Chilton can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering
  • Run the extractor fan during and after every shower
  • Do not leave water standing on kitchen joints

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
