Bathroom & kitchen resealing in Chelsham, Surrey
Our applicators work in Chelsham on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
- Black spots spreading through the bead
Bathroom resealing in Chelsham
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include splits where the tray meets the wall and cracked, shrunken or lifting silicone, across sinks & splashbacks, baths and basins & vanity units.
Homes around Chelsham are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Questions from Chelsham
Do you work for landlords with property near Woldingham station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Will you come out to Chelsham?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses and we are fully insured.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

What we cannot put right
In fairness, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it isn’t properly supported
If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- The product the joint needs
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- The type of property
- Whether it has been sealed before
- Roughly how big the job is
- Pictures of the joints, sent by email
If you are in Chelsham and need bathroom resealing, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Do you need bathroom resealing in Chelsham?
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
If you can see any of these, it’s time to have the joints looked at:
- Shrunken sealant along the back of a worktop
- Gaps where the bath or tray has moved
- Water getting behind the bath panel
- Smears of silicone across the tiles
For an older house near a landmark such as Church of St Mary the Virgin, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Different surfaces, different methods
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Bathrooms and kitchens in Chelsham
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as Warlingham Village Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Woldingham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How it works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a couple of hours for a single bath or shower. Somewhere like Chelsham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Squeegee the walls and tray after use
- Never pick at the silicone with a blade
- Do not let bottles sit on the bead
- Open a window or run the fan so the room dries
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
