How we handle bathroom resealing in Carbost
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and people most often call us about smears of silicone across the tiles and two layers of silicone, both failing.
For a place like Carbost, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Around Carbost, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep scourers and sharp tools away from the bead
- Dry worktop joints after washing up
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it. Replacing the sealant early keeps the job small.
Bathrooms and kitchens in Carbost
Carbost is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Why deal with it now?
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Carbost, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Whether old sealant or filler has to be cut out
- The type of sealant required
- The size of the job
- Mould in or behind the old joints
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

When something else is needed
To be straight with you, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Movement from a bath with loose feet or no proper support
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Carbost: your questions answered
What guarantee comes with bathroom resealing in Carbost?
All our work, in Carbost and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is Carbost within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
When to call us in Carbost
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Look out for these signs:
- A bead that has pulled away from the tiles
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
- A reseal done over the top of the old bead
Whether the job is in Carbost itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- What product goes in the joint
- Who does the work, and how experienced they are
- Whether they’re fully insured
- Which colour the sealant will be
