Bathroom resealing for homes and businesses in Caldecote

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, shower trays & enclosures and wet rooms, and the jobs we see most are failed sealant on the screen profile and new sealant laid over old sealant that is now lifting.

Somewhere as small as Caldecote, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Caldecote: your questions answered

Can you help a landlord with a rental near Baldock station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Is Caldecote in your area for bathroom resealing?

Yes, Caldecote is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • Whether the work is at height
  • The old material and how stubborn it is
  • The number of rooms or windows

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • The type of property
  • Roughly how big the job is
  • Pictures of the joints, sent by email

How the visit works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. In a small place like Caldecote, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Bathroom resealing around Caldecote

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Baldock station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around St Mary Magdalene's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Around Caldecote, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

What the job involves on each surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

How to look after the new joints

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
