Bathroom resealing in Bentley

Bathroom resealing in Bentley, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you are dealing with splits where the tray meets the wall and gaps between the worktop and the wall, we can help, whatever the surface.

Somewhere as small as Bentley, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You get a 12-month guarantee, the same in Bentley as everywhere else we work.

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Bathrooms and kitchens in Bentley

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Rented homes near Bentley (Hampshire) station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Bentley Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Quotes for bathroom resealing in Bentley

Jobs vary more than people expect. What affects the quote:

  • Working hours on commercial sites
  • Access and height
  • How many areas need sealing
  • The type of sealant required

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

What we need to know

To help us quote quickly, let us know:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth
  • Give the silicone its full cure time

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How it works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Bentley, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky

Advice

Questions from Bentley

Do you cover smaller places like Bentley?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Bentley (Hampshire) station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
