Bathroom resealing for homes and businesses in Auchleven

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include water getting behind the kitchen upstand and water escaping at the shower enclosure, on kitchen worktops & upstands, shower trays & enclosures and baths.

For a place like Auchleven, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job comes with our one-year guarantee, wherever you are in Aberdeenshire.

Will it make a mess?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

When to call us in Auchleven

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Any of these means the joints need attention:

  • Damp behind the bath or under the tray
  • Black mould in the silicone that won’t clean off
  • Shrunken sealant along the back of a worktop
  • Smears of silicone across the tiles

Around Auchleven, as everywhere, bathroom resealing is only as good as the preparation behind it.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • Who turns up on the day
  • Whether the sealant suits the joint
  • What insurance they hold

How to choose a mastic man

Surface by surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths

What happens on the day

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included. Around Auchleven, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Bathroom resealing around Auchleven

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Insch station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Landlords, agents and businesses in Auchleven

Landlords and agents in Auchleven can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Squeegee the walls and tray after use
  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth
  • Move toiletries away from the joint

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
