Bathroom resealing in Ashridge, done properly

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are shrunken sealant along the back of a worktop and two layers of silicone, both failing.

For a small place like Ashridge, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Every job comes with a 12-month guarantee, wherever you are in Hertfordshire.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a couple of hours for a single bath or shower in most cases. For a village or hamlet like Ashridge, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start
  • Wipe up water along the back of the worktop
  • Keep the fan on for a while after bathing

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Why act early in Ashridge

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Around Ashridge, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Ashridge: your questions answered

Can you do bathroom resealing in Ashridge?

Yes. Our work covers London and the South East, and Ashridge is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Do you work for landlords with property near Berkhamsted station?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Can I choose the colour of the sealant?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Common problems we fix in Ashridge

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

These are the problems we’re asked about most:

  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall
  • Lumpy, uneven sealant from a DIY attempt

In and around Ashridge, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • Are they insured?
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
