Our applicators work in Ashridge on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.

- Failed joint filler in concrete floors
About our floor joint sealing in Ashridge
Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. We’re often asked to deal with open gaps along the bottom of skirting boards and gaps between floors and kitchen plinths, on concrete floor joints, thresholds and tiled floors.
In a village or hamlet like Ashridge, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
There’s a 12-month guarantee on every job, large or small.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How it works
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a morning or an afternoon for most homes, depending on the size of the job. Somewhere like Ashridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area

Advice
Ashridge questions
Is Ashridge in your area for floor joint sealing?
Yes. Our work covers London and the South East, and Ashridge is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.
Can you help a landlord with a rental near Berkhamsted station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
What does floor joint sealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Can you use decorators’ caulk instead?
Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.
Do you guarantee your work?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
Where are you based?
Mr Mastic is based in Crawley. We cover Ashridge and the rest of Hertfordshire.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
How we quote for floor joint sealing
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- The size of the job
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
Asking for a quote
When you contact us, it’s useful to know:
- Where the job is, and your postcode
- A few photos by email, if you can
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
Landlords, agents and businesses in Ashridge
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
If you manage several properties in or around Ashridge, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
Leave it or put it right?
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job for most homes. Older cottages and farmhouses around Ashridge can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

What we’re called out for in Ashridge
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands.
If you can see any of these, it’s time to have the joints looked at:
- Cracked grout where a tiled floor needs a movement joint
- Perimeter joints in tiled floors filled with grout
- Threshold joints that have opened or worn
- Gaps between floors and kitchen plinths
For landlords with property near Berkhamsted station, gaps at skirtings and thresholds are worth sealing between tenancies.

When it isn’t the sealant
New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:
- Water getting under the tiles from elsewhere
- Bouncy or failing floorboards
- Structural movement or subsidence
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.
