Bathroom resealing for homes and businesses in Ashlett

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Ashlett. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and black spots spreading through the bead, on kitchen worktops & upstands, wet rooms and baths.

For a small place like Ashlett, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

Fresh white silicone going into the corner where a shower screen meets the tiled wall

How the job changes by surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

What affects the quote in Ashlett

For a quick quote, just ask. The main things that affect it are:

  • Working hours on commercial sites
  • How much there is to do
  • The type of sealant required
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved

We quote each job on its own. Just call 0345 464 0079 or send us an email with the details, and photos are welcome.

There are hotels and other places to stay in and around Ashlett. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Hamble station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. In a small place like Ashlett, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Mention any parking rules near the property
  • Mention any tricky access
  • Mention any sign-in or site rules at work premises

Ashlett: your questions answered

Do you take on hotel work around Ashlett?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Will you come out to Ashlett?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Ashlett, along with the rest of our area.

How do I get a quote for bathroom resealing in Ashlett?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t let bottles sit on the bead
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just phone 0345 464 0079 or email us.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Ashlett, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

When to call us in Ashlett

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • Shrunken sealant along the back of a worktop
  • Splits where the tray meets the wall
  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone

If you live in an older home near Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
