What window mastic looks like in Wroxton
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Broughton Castle (about 2.3 miles south) nearby, there’s older building stock in the area around Wroxton as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Church of All Saints include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Banbury station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Window mastic for homes and businesses in Wroxton
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We work on timber windows & doors, aluminium frames and uPVC windows, and the jobs we see most are white mastic on grey or black frames and gaps between the frame and the inside reveal.
Around Wroxton, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.
We stand behind the work with a 12-month guarantee.

Why act early in Wroxton
If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Where a wall is exposed, as many are in small places like Wroxton, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Questions from Wroxton
Do you work for landlords with property near Banbury station?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.
Is Wroxton within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you have insurance?
Yes. We’re fully insured.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Can you do the inside joint as well?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
Can resealing stop a draught around my window?
In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
The process
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours for a few frames, or a day or more for a whole house, and we tell you how long to leave it before we go. Somewhere as small as Wroxton, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
How to prepare
- Mention any tricky access
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
Getting a quote
Every job is quoted individually, so the first step is telling us about yours. Simply phone 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.
Related advice
When to call us in Wroxton
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
The most common problems we see are:
- Gaps where the sill meets the wall
- Gaps between the frame and the inside reveal
- Rushed sealant from a window installation
- Water coming in at the bottom corners of a door
If you look after a building such as Wroxton Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
Questions to ask before booking
- What product goes in the joint
- Which colour the sealant will be
- What the cure time is
- What happens if they find a problem under the old sealant
Surface by surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Soft or decayed wood in the frame
- Damp problems in the wall away from the window
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

What affects the cost of window mastic
For a quick quote, just ask. What matters most is:
- The number and length of the joints
- Working hours on commercial sites
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
Before you ask for a quote, have a think about:
- A few photos by email, if you can
- The rough size of the job
- Any access issues, like height or stairs
- The type of property
We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or email us.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Paint up to the joint, not over it
- Do not use solvent cleaners on the joint
- Wipe condensation off the frames
- Check the mastic once a year
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
