Window Mastic in Woodgreen
Window and door frames in Woodgreen need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Mastic that’s falling out in pieces
- Rushed sealant from a window installation
- Draughts coming in around windows and doors
How we handle window mastic in Woodgreen
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. We’re often asked to deal with a bead that doesn’t match the frame and draughts coming in around windows and doors, on timber windows & doors, window sills and uPVC windows.
Homes in small places like Woodgreen often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Damp problems in the wall away from the window
- Faulty window hardware
- Worn gaskets, brush seals or a door that has dropped

Window mastic in Woodgreen: local notes
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Breamore House (about 1.5 miles north-west) are a reminder that the area around Woodgreen has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as St Boniface, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How we quote for window mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether the work is at height
- The product the joint needs
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
Helping us quote
When you call or email, it’s useful to know:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- The address or postcode of the job
- How we’d reach the joints

Common problems we fix in Woodgreen
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
The most common problems we see are:
- Sealant in the wrong colour for the frame
- Draughty joints inside around the window
- Mastic that has split away from the wall
- Whistling draughts around closed windows
Managing a site like Breamore Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.

Woodgreen questions
What guarantee comes with window mastic in Woodgreen?
All our work, in Woodgreen and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Is Woodgreen in your area for window mastic?
Yes. We work across London and the South East, and Woodgreen is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
Do you work on first-floor windows?
Yes, if safe access is possible. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Do you have sealant for grey or black windows?
Yes, in most cases. Mention the frame colour when you ask for a quote and we will match it as closely as we can.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
When is the sealant fully cured?
Different products cure at different speeds, so please follow the time we give you.
Do you work for landlords and businesses?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
Different surfaces, different methods
Composite doors
Front doors take the weather head on. We pay most attention there.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Air rooms to keep condensation down around windows
- Clean frames with a soft cloth and soapy water
- Do not use solvent cleaners on the joint
- Clear any debris from frame drain holes
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What we do, step by step
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take most of a day for a typical house, less for a few frames. In a small place like Woodgreen, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Tell us about any water getting in
- On commercial sites, let us know about site rules
- Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
