About our window mastic in Sandy Balls

Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you have hard, cracked sealant around windows and leaking joints at the ends of sills, we can put it right, on uPVC windows, aluminium frames and window sills alike.

Mastic can only go onto a dry, clean joint, so window work in Sandy Balls is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

Whatever the size of the job, it’s backed by our one-year guarantee in Sandy Balls and across Hampshire.

Honest limits

New sealant can’t fix everything, and we will tell you before work begins. Sealant won’t put right:

  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles
  • A failed sealed unit that has misted up

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes most of a day for a typical house, less for a few frames, depending on the amount of work. In a small place like Sandy Balls, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

Advice

Sandy Balls homes and the weather

With historic houses such as Breamore House (about 2.9 miles north) nearby, there’s older building stock in the area around Sandy Balls as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near St Giles, the joint between an old wall and a newer frame is normally the first place rain gets in.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Why deal with it now?

The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Where a wall is exposed, as many are in small places like Sandy Balls, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

FAQs for Sandy Balls

Do you cover smaller places like Sandy Balls?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is window mastic in Sandy Balls guaranteed?

All our work, in Sandy Balls and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can I paint over the new sealant?

That depends on the product. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before work begins.

Do you have sealant for grey or black windows?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

How long will my window job take?

Allow most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you need window mastic in Sandy Balls?

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That’s what backing rod is for.

Common reasons people contact us include:

  • Cracked sealant at the sill ends
  • Mastic that has split away from the wall
  • Cracked internal joints between frame and plaster
  • Damp patches on the reveal after heavy rain

If you look after a building such as The Burgate School and Sixth Form, larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before you book

  • The length of the guarantee
  • How the surfaces are prepared before sealing
  • Is VAT in the price?
  • Is the old sealant removed completely?

Our hiring checklist

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
