How we handle window mastic in Woodford Bridge

Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on timber windows & doors, window sills and aluminium frames, and people most often call us about gaps left after new windows were fitted and gaps between the frame and the inside reveal.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in Woodford Bridge as anywhere.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. The work usually takes a few hours for a few frames, or a day or more for a whole house. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Woodford Bridge. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

Advice

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep jet washers away from the mastic
  • Keep paint off silicone joints
  • Wash the frames with mild soapy water
  • Air rooms to keep condensation down around windows

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Surface by surface

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Woodford Bridge questions

Do you work for landlords with property near Highams Park station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Can you do window mastic in Woodford Bridge?

Yes. Our work covers London and the South East, and Woodford Bridge is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Does the work come with a guarantee?

Yes. Each job is covered for 12 months.

Can new window sealant be painted?

Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Are you insured?

Yes, we are fully insured for every job we do.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Woodford Bridge.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Honest limits

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant won’t put right:

  • A sash or casement that won’t close properly
  • Penetrating damp from a failed cavity tray or render
  • Rotten timber, which needs a joiner first

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Surfaces we seal

  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Window sills
  • Timber windows & doors

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Frames and glazing around Woodford Bridge

Historic houses like Valentines Mansion (about 2.3 miles south) are a reminder that the area around Woodford Bridge has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

As a London address, Woodford Bridge can be tricky for parking: let us know about parking bays, permits or a driveway. For site and facilities teams at buildings such as Roding Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St Paul, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
