Window mastic in Winton

Window mastic in Winton

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. Typical jobs include cracked or shrunken mastic around the frame and rain getting in at the frame or under the sill, across patio & French doors, window sills and aluminium frames.

Somewhere as small as Winton, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

What we are called out for in Winton

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Signs it’s time to call us include:

  • Untidy mastic left by window fitters
  • Black, perished sealant on frames
  • Draughts coming in around windows and doors
  • Sealant in the wrong colour for the frame

Schools such as Alfriston School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • How long to leave it before use
  • What guarantee comes with the work
  • Is VAT in the price?
  • Are they insured?

Choosing a sealant specialist

When it isn’t the sealant

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Faulty window hardware

What window mastic looks like in Winton

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Alfriston Clergy House (about 0.5 miles south) are a reminder that the area around Winton has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you live in an older home near Church of St. Andrew, the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near Berwick (Sussex) station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Your questions about window mastic in Winton

Can you help a landlord with a rental near Berwick (Sussex) station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Winton?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.

Where do you work from?

Mr Mastic is based in Crawley. We cover Winton and the rest of East Sussex, along with the rest of our area.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

Surface by surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

The process

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Winton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

What affects the quote in Winton

You will get a clear quote before work begins. It’s based on:

  • Mould in or behind the old joints
  • The number and length of the joints
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • Photos by email, if that is easy
  • Roughly how big the job is
  • Where the property is

Want a quote for window mastic? Please call 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Clear any debris from frame drain holes
  • Wipe condensation off the frames
  • Wash the frames with mild soapy water
  • Keep timber frames painted

Keep the new mastic undisturbed while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
