Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Air rooms to keep condensation down around windows
  • Look round the frames every year or so
  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What happens if it’s left?

The work is quick compared with the damage it prevents: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Wait for damp to appear and there may be plaster and decorating to sort out too. Older cottages and farmhouses around Dukes Green can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The process

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job usually takes a morning for a couple of windows and a door, and we explain the cure time before we leave. Somewhere like Dukes Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

Advice

How the job changes by surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We will tell you if that is what we find.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we’ll tell you before going ahead, as that is a job for a joiner.

Can you reach windows above the ground floor?

Normally, yes. We plan safe access before the job.

Dukes Green homes and the weather

Dukes Green is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Historic houses like Alfriston Clergy House (about 0.5 miles north-east) are a reminder that the area around Dukes Green has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Alfriston School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Berwick (Sussex) station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Signs you need window mastic in Dukes Green

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Any of these means the joints need attention:

  • Cracked internal joints between frame and plaster
  • Whistling draughts around closed windows
  • A bead that doesn’t match the frame
  • Gaps left after new windows were fitted

In the older streets around The Parish Church of St Michael the Archangel, the joint between an old wall and a newer frame is generally the first place rain gets in.

Questions to ask before booking
