Window mastic for Wildmoor homes and businesses

Window mastic in Wildmoor, done properly

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on patio & French doors, aluminium frames and window sills, and people most often call us about rain getting in at the frame or under the sill and cold air getting in at the frame edge.

Homes in small places like Wildmoor often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Landlord and commercial work in Wildmoor

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

How the visit works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for a few frames, or a day or more for a whole house in most cases. In a small place like Wildmoor, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Advice

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Keep timber frames painted
  • Look round the frames every year or so
  • Keep paint off silicone joints
  • Avoid blasting the frames with a pressure washer

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Damp problems in the wall away from the window
  • A sash or casement that won’t close properly
  • Soft or decayed wood in the frame

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

  • Timber windows & doors
  • Aluminium frames
  • uPVC windows
  • Window sills

Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

uPVC windows

We clean the frame edge carefully so the plastic isn’t marked, then the new bead is laid against the frame and the wall and tooled smooth.

Window mastic in Wildmoor: local notes

With historic houses such as The Vyne (about 3 miles west) nearby, there’s older building stock in the area around Wildmoor as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around Church of St. Leonard, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as The Loddon School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Bramley (Hants) station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
