Window mastic near Whiteley

Whiteley: your questions answered

Can you help a landlord with a rental near Swanwick station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Whiteley?

Yes. Whiteley is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Whiteley, along with the rest of our area.

Can you get sealant to suit coloured frames?

Usually, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, inside or out.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

How we handle window mastic in Whiteley

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you’re dealing with a bead that doesn’t match the frame and mastic that’s falling out in pieces, we can help.

In a smaller place like Whiteley, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. The mastic around frames on those walls tends to age faster.

Each job carries a 12-month guarantee, large or small.

Signs you need window mastic in Whiteley

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Keep an eye out for any of the following:

  • Draughty joints inside around the window
  • Leaking joints at the ends of sills
  • Rain getting in at the frame or under the sill
  • Whistling draughts around closed windows

For site and facilities teams at buildings such as Whiteley Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Choosing a sealant specialist

What happens if it’s left?

Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Whiteley, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • A sealant colour to suit the surroundings
  • You choose the colour before work begins
  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild

Take a look at how sealant jobs are priced or what customers say.

What sealant work can’t fix

New sealant cannot fix everything, and we’ll tell you before any work starts. It will not solve:

  • A frame that has rotted at the joint
  • Broken hinges, locks or handles
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Window sills
  • Aluminium frames

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe condensation off the frames
  • Walk round the house once a year and look at the joints
  • Repaint timber before it’s bare
  • Don’t paint over the silicone

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning for a couple of windows and a door, and the area is left clean. In a smaller place like Whiteley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in

Windows and doors in Whiteley

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around St Margaret Mary, the joint between an old wall and a newer frame is normally the first place rain gets in. If you let a flat or house near Swanwick station, renewing tired window mastic between tenants heads off draught and damp complaints.

What affects the quote in Whiteley

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • The size of the job
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved

For a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
