Window mastic in Westmarsh

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you have draughty joints inside around the window and mastic that has split away from the wall, we can help, whatever the surface.

In a village or hamlet like Westmarsh, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. Somewhere as small as Westmarsh, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

What we seal

  • Composite doors
  • Aluminium frames
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Timber windows & doors

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What we’re called out for in Westmarsh

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Keep an eye out for any of the following:

  • Cracked or shrunken mastic around the frame
  • Rain getting in at the frame or under the sill
  • Draughts coming in around windows and doors
  • A bead that does not match the frame

Goodnestone Park, about 4.6 miles south-west, is one of the historic houses in the wider area around Westmarsh, and older homes nearby need a sealant that suits their walls.

Our hiring checklist

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

FAQs for Westmarsh

Do you cover smaller places like Westmarsh?

Yes. Westmarsh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Minster station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

Can you do the inside joint as well?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What the job involves on each surface

Composite doors

A composite door usually sits in a plastic outer frame, and the joint around it is sealed like a window. We match the colour to the frame.

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Windows and doors in Westmarsh

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Goodnestone Park (about 4.6 miles south-west) are a reminder that the area around Westmarsh has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Minster station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How we quote for window mastic

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Access and height

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • The rough size of the job
  • If someone has resealed it before

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.
