Trusted window mastic in Wadesmill

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

About our window mastic in Wadesmill

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for rushed sealant from a window installation and mastic that has split away from the wall, across uPVC windows, patio & French doors and window sills.

Around Wadesmill, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Frames and glazing around Wadesmill

Historic houses like Much Hadham Palace (about 4.6 miles east) are a reminder that the area around Wadesmill has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Thundridge Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Parish Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What the job involves on each surface

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning for a couple of windows and a door. For a village or hamlet like Wadesmill, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

Advice

Signs you need window mastic in Wadesmill

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Common reasons people contact us are:

  • Hard, cracked sealant around windows
  • Draughts coming in around windows and doors
  • Mastic that’s falling out in pieces
  • White mastic on grey or black frames

If you let a flat or house near Ware station, renewing tired window mastic between tenants heads off draught and damp complaints.

What we cannot put right

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Damp problems in the wall away from the window
  • Faulty window hardware
  • Rotten timber, which needs a joiner first

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • uPVC windows
  • Composite doors
  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Questions from Wadesmill

Can you help a landlord with a rental near Ware station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Is Wadesmill within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Can I paint over the new sealant?

Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check the mastic once a year
  • Keep drainage slots and sill grooves clear
  • Avoid blasting the frames with a pressure washer
  • Air rooms to keep condensation down around windows

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
