Need window mastic in High Cross?

High Cross: your questions answered

Will you come out to High Cross?

Yes. High Cross is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Ware station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

How do I get a quote for window mastic in High Cross?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Window mastic in High Cross

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on window sills, timber windows & doors and uPVC windows, and common reasons people get in touch are cracked sealant at the sill ends and a bead that doesn’t match the frame.

Around High Cross, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

All of our work is guaranteed for twelve months.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Different surfaces, different methods

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

What happens if it’s left?

Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. In a small place like High Cross, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we will talk you through it.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep jet washers away from the mastic
  • Wipe condensation off the frames
  • Keep drainage slots and sill grooves clear
  • Use gentle cleaners on frames and sealant

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

The process

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of frames, longer for a whole house, depending on the amount of work. Somewhere as small as High Cross, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in
  • Tell us if parking is tricky

Quotes for window mastic in High Cross

There’s no set price list, because jobs vary so much. What we look at:

  • Whether the work is at height
  • Any working-time requirements on site
  • How much there is to do
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • The type of property
  • How we’d reach the joints
  • Whether it has been sealed before
  • The rough size of the job

Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand.

Windows and doors in High Cross

Historic houses like Much Hadham Palace (about 4.2 miles east) are a reminder that the area around High Cross has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St John the Evangelist include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Thundridge Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Ware station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
