Window mastic in Upham

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. Where the air is getting in through the window itself, we’ll say so. We work on composite doors, patio & French doors and window sills, and common reasons people get in touch are mastic that’s falling out in pieces and cracked or shrunken mastic around the frame.

Homes in small places like Upham often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Window mastic in Upham: local notes

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Hedge End station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Upham Church of England Aided Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Upham is about 5 miles east of Eastleigh, in Hampshire. Anywhere in SO32, we cover window mastic for homes and businesses. We cover 683 towns and villages across Hampshire, large and small. For nearby work, see our Southampton page.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Upham questions

I let a flat near Hedge End station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Upham?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I paint over the new sealant?

Silicone generally will not take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Can you seal the gap between the frame and the plaster indoors?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can you do upstairs windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

What affects the cost of window mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • Whether it has been sealed before
  • A few photos by email, if you can
  • What’s wrong with the joints now

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

Signs you need window mastic in Upham

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

The problems people usually mention when they call are:

  • A bead that does not match the frame
  • Draughts coming in around windows and doors
  • Rushed sealant from a window installation
  • Black, perished sealant on frames

In the older streets around Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How to choose a mastic man

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes most of a day for a typical house, less for a few frames. Somewhere like Upham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on

How to get a quote

Advice

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Clear any debris from frame drain holes
  • Do not paint over the silicone
  • Keep jet washers away from the mastic
  • Keep solvents and bleach off the sealant

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Faulty window hardware
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Joints and surfaces we work on

  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Timber windows & doors
  • Window sills
  • uPVC windows

Different surfaces, different methods

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We will tell you if that is what we find.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.
