Window mastic in Torridon
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on composite doors, timber windows & doors and window sills, and the jobs we see most are rain getting in at the frame or under the sill and cracked or shrunken mastic around the frame.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
All our work is covered by our 12-month guarantee.

Window mastic in Torridon: local notes
Torridon is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Torridon, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How we quote for window mastic
For a quick quote, just ask. What matters most is:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- How easy the joints are to reach
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
What to tell us for a quote
To make quoting easier, let us know:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- Where the property is
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Why deal with it now?
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we’ll say so. In a place like Torridon, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What you get with us

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Torridon depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Before we arrive
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Mention any tricky access

Related advice
Keeping the joints in good condition
Aftercare is simple:
- Keep timber frames painted
- Do not paint over the silicone
- Air rooms to keep condensation down around windows
- Don’t use solvent cleaners on the joint
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
Honest limits
Before booking, it’s worth knowing the limits too:
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
- A door that needs adjusting, rehanging or new seals
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Your questions about window mastic in Torridon
Does living near the coast affect window mastic in Torridon?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you do window mastic in Torridon?
Yes. We work across all of Scotland, and Torridon is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How long will my window job take?
That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How much does window mastic cost in Torridon?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Will resealing my frames help with draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Do you need window mastic in Torridon?
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.
It’s worth asking for a quote if you see:
- Rushed sealant from a window installation
- Mastic that has split away from the wall
- Old mastic that has gone black or come away
- A bead that doesn’t match the frame
For jobs in and around Torridon, choosing the right material for each joint is as important as a tidy finish.
What your quote should include
- How the surfaces are prepared before sealing
- Whether you can choose the colour
- What the quote includes, VAT included or not
- What guarantee comes with the work
