How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for a handful of frames, longer for a whole house. Somewhere as small as Tangley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep drainage slots and sill grooves clear
  • Don’t aim a pressure washer at the joints
  • Keep paint off silicone joints
  • Walk round the house once a year and look at the joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a small place like Tangley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Surface by surface

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

What window mastic looks like in Tangley

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Do you need window mastic in Tangley?

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

It’s worth asking for a quote if you see:

  • Mastic that’s falling out in pieces
  • Rushed sealant from a window installation
  • Cold air getting in at the frame edge
  • Sealant in the wrong colour for the frame

If you live in an older home near Church of St Thomas of Canterbury, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What to look for in a quote

  • Is the old sealant removed completely?
  • Which colour the sealant will be
  • How the joint is cleaned and prepared
  • Whether the sealant suits the joint

Tangley questions

Do you cover Tangley for window mastic?

Yes. We work across London and the South East, and Tangley is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing.

Do you cover smaller places like Tangley?

Yes, Tangley is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Is the new sealant paintable?

Silicone generally won’t take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
