Window mastic near Stelling Minnis

Stelling Minnis: your questions answered

Can you do window mastic in Stelling Minnis?

Yes. Our work covers London and the South East, and Stelling Minnis is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.

Is there a guarantee on window mastic in Stelling Minnis?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

How we handle window mastic in Stelling Minnis

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have gaps between the frame and the inside reveal and rain getting in at the frame or under the sill, we can put it right.

Mastic can only go onto a dry, clean joint, so window work in Stelling Minnis is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

Big or small, it’s backed by our 12-month guarantee.

Frames and glazing around Stelling Minnis

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Acrise Place (about 4.4 miles south-east) nearby, there’s older building stock in the area around Stelling Minnis as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Stelling Minnis Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Around Stelling Minnis, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How the job changes by surface

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes a morning for a couple of windows and a door, depending on the size of the job. In a small place like Stelling Minnis, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

Advice

What affects the cost of window mastic

Every job gets its own quote. These are the things that affect it:

  • When we can work, for business premises
  • Access and height
  • How many rooms, windows or areas are involved
  • The size of the job

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Want a quote for window mastic? Please ring 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

When to call us in Stelling Minnis

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Most people get in touch when they notice something like this:

  • A bead that doesn’t match the frame
  • Rushed sealant from a window installation
  • Mastic that has split away from the wall
  • Old mastic that has gone black or come away

In the older streets around Church of St Mary, the joint between an old wall and a newer frame is generally the first place rain gets in.

What to look for in a quote

  • Which sealant they’ll use, and why
  • Which colour the sealant will be
  • What guarantee comes with the work
  • How the joint is cleaned and prepared

How to choose a mastic man

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window
  • Condensation trapped between the panes

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.
