How the visit works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take most of a day for a typical house, less for a few frames. Somewhere like Sandon needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Do not paint over the silicone
- Keep drainage slots and sill grooves clear
- Wipe condensation off the frames
- Look round the frames every year or so
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
How the job changes by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.
Sandon homes and the weather
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Rented homes near Ashwell & Morden station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Church of All Saints, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Your questions about window mastic in Sandon
Can you do window mastic in Sandon?
Yes, Sandon is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.
Do you work for landlords with property near Ashwell & Morden station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.
Do you seal inside as well as outside?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Is the new sealant paintable?
That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you are decorating and we will choose accordingly.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
