Windows and doors in Buckland
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Royston station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as Freman College, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around St Andrew's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Window mastic in Buckland, done properly
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Typical jobs include old mastic that has gone black or come away and leaking joints at the ends of sills, across aluminium frames, uPVC windows and timber windows & doors.
In a village or hamlet like Buckland, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.
You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

For landlords and businesses
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
How the visit works
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It usually takes a few hours for a handful of frames, longer for a whole house. For a village or hamlet like Buckland, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
- Move anything stored near the joints

Advice
Leave it or put it right?
Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. Where a wall is exposed, as many are in small places like Buckland, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Common questions in Buckland
Can you do window mastic in Buckland?
Yes, Buckland is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.
Is Buckland within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Can new window sealant be painted?
It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Tell us if you are decorating and we’ll choose accordingly.
Can resealing stop a draught around my window?
In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.
How many windows can you do in a day?
Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
Can you reach windows above the ground floor?
Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Keep paint and stain on wooden frames in good order
- Do not use solvent cleaners on the joint
- Avoid blasting the frames with a pressure washer
- Paint up to the joint, not over it
Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Different surfaces, different methods
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
When it is not the sealant
A few problems are outside what sealant work can do:
- A failed sealed unit that has misted up
- Soft or decayed wood in the frame
- Broken hinges, locks or handles
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.
