Window mastic in Chipping, done properly
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Typical jobs include black, perished sealant on frames and gaps between the frame and the inside reveal, on composite doors, aluminium frames and timber windows & doors.
Mastic can only go onto a dry, clean joint, so window work in Chipping is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.
Each job carries a 12-month guarantee.

Frames and glazing around Chipping
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Freman College, its window and door frames need their mastic kept sound, just like a home’s. In and around Chipping, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
Chipping is in Hertfordshire. Chipping gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 381 places in Hertfordshire are on our list, from the larger towns to small villages. Chelmsford is on our list too, around 27 miles away.
Work in SG9 works the same way as everywhere else we cover. What’s near Chipping
Around Chipping, our work takes us to homes and buildings near The Countryman pub, among other places. Other landmarks nearby include Anstey Hales Farm (3.8 miles east). Green spaces nearby include Hawkins Wood.
What we do, step by step
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of frames, longer for a whole house in most cases. In a small place like Chipping, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- On commercial sites, let us know about site rules
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit

Chipping: your questions answered
Do you cover Chipping for window mastic?
Yes. We work across London and the South East, and Chipping is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll send you a clear quote.
Do you cover smaller places like Chipping?
Yes, Chipping is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can I paint over the new sealant?
It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Tell us if you are decorating and we’ll choose accordingly.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Will new mastic stop draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Looking after it afterwards
So the new joints stay in good condition:
- Make sure the drainage slots are not blocked
- Repaint timber before it’s bare
- Do not use solvent cleaners on the joint
- Don’t paint over the silicone
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
Leaks generally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Different surfaces, different methods
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. We will point out any rot we find, as that’s a job for a joiner.
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
What happens if it’s left?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Where a wall is exposed, as many are in small places like Chipping, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What you get with us

- Experience in homes, commercial sites and hotels
- A choice of colours where the product allows
