Window mastic for homes and businesses in Sandford-on-Thames
Around Sandford-on-Thames we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on timber windows & doors, patio & French doors and window sills, and common reasons people get in touch are cold air getting in at the frame edge and old mastic that has gone black or come away.
In a village or hamlet like Sandford-on-Thames, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Sandford-on-Thames questions
Do you cover Sandford-on-Thames for window mastic?
Yes. We work across London and the South East, and Sandford-on-Thames is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Sandford-on-Thames?
Yes. Sandford-on-Thames is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is the new sealant paintable?
That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you are decorating and we will choose accordingly.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Damp problems in the wall away from the window
- Broken hinges, locks or handles
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.
Joints and surfaces we work on
- Patio & French doors
- Window sills
- uPVC windows
- Composite doors
- Aluminium frames
- Timber windows & doors
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Frames and glazing around Sandford-on-Thames
London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Garsington Manor (about 2.9 miles east) are a reminder that the area around Sandford-on-Thames has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
If you look after a building such as John Henry Newman Academy, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Radley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the quote in Sandford-on-Thames
For a quick quote, just ask. The main things that affect it are:
- Mould in or behind the old joints
- The old material and how stubborn it is
- The number and length of the joints
- The number of rooms or windows
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Pictures of the joints, sent by email
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, call 0345 464 0079 or email us.

What happens if it’s left?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Sandford-on-Thames, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Combining jobs into one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.
Why book with us
- Rated 4.9 stars on Google
- Anti-fungal sanitary silicone in wet areas
- Old sealant always removed completely
- Over 20 years’ experience
When to call us in Sandford-on-Thames
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That is what backing rod is for.
These are the problems we are asked about most:
- Rushed sealant from a window installation
- A bead that doesn’t match the frame
- Cold air getting in at the frame edge
- Mastic that has split away from the wall
For an older house near a landmark such as Church of St Andrew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- Who turns up on the day
- How the surfaces are prepared before sealing
- Is the old sealant removed completely?
- What the cure time is
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door. Somewhere like Sandford-on-Thames needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
