How we handle window mastic in Rowner
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. If you have gaps where the sill meets the wall and mastic that has split away from the wall, we can put it right, on window sills, composite doors and patio & French doors alike.
Around Rowner, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows.
Whatever the size of the job, it’s backed by our one-year guarantee.

Rowner questions
Is Rowner within the area you cover?
Yes, Rowner is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the coastal weather in Rowner affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels in Rowner.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can new window sealant be painted?
Most silicone can’t be painted. Let us know beforehand, and we will use a paintable product where it suits.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
How the visit works
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work generally takes most of a day for a typical house, less for a few frames. Parking around Rowner is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Advice
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Clear any debris from frame drain holes
- Do not use solvent cleaners on the joint
- Air rooms to keep condensation down around windows
- Walk round the house once a year and look at the joints
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
How the job changes by surface
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.
Aluminium frames
Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.
Why act early in Rowner
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In a smaller place like Rowner, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Quotes for window mastic in Rowner
There’s no set price list, because jobs vary so much. What we look at:
- Any mould that needs treating
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Helping us quote
When you contact us, it’s useful to know:
- Pictures of the joints, sent by email
- The problem you’ve noticed
- The type of property
- Whether it has been sealed before
We quote each job on its own, so the first step is telling us about yours. Simply phone 0345 464 0079 or send us an email and describe the job, and pictures are welcome.
Common problems we fix in Rowner
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
The most common problems we see are:
- Hard, cracked sealant around windows
- Gaps left after new windows were fitted
- Sealant in the wrong colour for the frame
- Rain getting in at the frame or under the sill
For an older house near a landmark such as St Matthew's, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Windows and doors in Rowner
Rowner is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For landlords with property near Fareham station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Bridgemary School, the mastic around its windows and doors needs looking after like any other building’s.
