Radnage Window Mastic

Our applicators work in Radnage on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly.

  • Cracked sealant at the sill ends
  • Untidy mastic left by window fitters

Need window mastic in Radnage?

Surface by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. We use a neutral-cure product.

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.

Window mastic in Radnage

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on aluminium frames, patio & French doors and window sills, and common reasons people get in touch are draughty joints inside around the window and water coming in at the bottom corners of a door.

Somewhere as small as Radnage, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How to look after the new joints

Looking after new joints is easy:

  • Repaint timber before it’s bare
  • Look round the frames every year or so
  • Ventilate rooms so frames do not stay wet inside
  • Paint up to the joint, not over it

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Radnage questions

Do you cover Radnage for window mastic?

Yes. We work across London and the South East, and Radnage is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Radnage?

Yes. Radnage is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before we start.

Can you do upstairs windows?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Buckinghamshire.

What we’re called out for in Radnage

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

If you can see any of these, it’s time to have the joints looked at:

  • Untidy mastic left by window fitters
  • Cracked or shrunken mastic around the frame
  • White mastic on grey or black frames
  • Mastic that is falling out in pieces

If you live in an older home near Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • What the cure time is
  • Whether you can choose the colour
  • Are they insured?
  • Whether they seal over old material or remove it

How to choose a mastic man

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of frames, longer for a whole house. In a small place like Radnage, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

How to prepare

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Mention any tricky access

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What window mastic looks like in Radnage

With historic houses such as West Wycombe Park House (about 3.2 miles south-east) nearby, there’s older building stock in the area around Radnage as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Radnage Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Saunderton station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Radnage is about 6 miles north-west of High Wycombe, in Buckinghamshire.
