Window mastic in Puttock's End

Window mastic for homes and businesses in Puttock's End

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you have black, perished sealant on frames and water coming in at the bottom corners of a door, we can put it right, whatever the surface.

In a village or hamlet like Puttock's End, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Why it’s worth doing now in Puttock's End

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Around Puttock's End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Combining jobs into one visit is normally more efficient than separate visits. We’ll give you a clear price for the lot.

Questions from Puttock's End

Can you help a landlord with a rental near Stansted Airport station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.

Is Puttock's End within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Can you do upstairs windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Do you have insurance?

Yes, we’re fully insured for every job we do.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It normally takes a few hours for a few frames, or a day or more for a whole house. Somewhere as small as Puttock's End, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

How to look after the new joints

To keep the joints looking good and working properly:

  • Wash the frames with mild soapy water
  • Air rooms to keep condensation down around windows
  • Look round the frames every year or so
  • Keep timber frames painted

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

How the job changes by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Composite doors

Front doors take the weather head on. We pay most attention there.

What affects the cost of window mastic

There’s no set price list. The quote depends on:

  • The old material and how stubborn it is
  • The size of the job
  • The type of sealant required
  • When we can work, for business premises

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • The type of property
  • Whether it has been sealed before
  • Photos by email, if that’s easy

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.

Window mastic in Puttock's End: local notes

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Barrington Hall (about 1.9 miles south-west) are a reminder that the area around Puttock's End has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Stansted Airport station, renewing tired window mastic between tenants heads off draught and damp complaints. Managing a site like Takeley Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

10 questions to ask before booking

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
