Window Mastic in Smith's Green
Window and door frames in Smith's Green need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Cracked sealant at the sill ends
- Gaps between the frame and the inside reveal
- Rain getting in at the frame or under the sill
Window mastic in Smith's Green, done properly
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you have cold air getting in at the frame edge and gaps between the frame and the inside reveal, we can help.
Around Smith's Green, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.
All our work comes with our 12-month guarantee, wherever you are in Essex.

What window mastic looks like in Smith's Green
With historic houses such as Barrington Hall (about 2.6 miles south-west) nearby, there’s older building stock in the area around Smith's Green as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Takeley Primary School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Stansted Airport station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to Church of the Holy Trinity include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How we quote for window mastic
There’s no set price list. What we look at:
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- The type of sealant required
- Whether there’s mould to deal with
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Asking for a quote
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Whether it’s a home or a business
- Roughly how big the job is
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, ring 0345 464 0079 or drop us an email.
Honest limits
In fairness, there are a few things sealant will not fix:
- Damp coming through the wall itself rather than the frame joint
- A frame that has rotted at the joint
- Worn gaskets, brush seals or a door that has dropped
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Surface by surface
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. We will point out any rot we find, as that’s a job for a joiner.
Patio & French doors
Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
What we do, step by step
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Smith's Green, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts

Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
How much does window mastic cost in Smith's Green?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Why deal with it now?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a small place like Smith's Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Looking after it afterwards
To keep the joints looking good and working properly:
- Don’t use solvent cleaners on the joint
- Keep drainage slots and sill grooves clear
- Wash the frames with mild soapy water
- Don’t paint over the silicone
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
