Window mastic for homes and businesses in Preston Bissett
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you are dealing with cracked internal joints between frame and plaster and untidy mastic left by window fitters, we can help.
Somewhere as small as Preston Bissett, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Honest limits
New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Penetrating damp from a failed cavity tray or render
- Draughts through the window seals rather than the frame
- Broken hinges, locks or handles
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Claydon House (about 4.7 miles south-east) nearby, there’s older building stock in the area around Preston Bissett as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Around Preston Bissett, as everywhere, window mastic is only as good as the preparation behind it.

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- Which sealant suits the joint
- The size of the job
- Whether the work is at height
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
When you contact us, these details help:
- Roughly how big the job is
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- If someone has resealed it before
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.
Preston Bissett: your questions answered
Do you cover smaller places like Preston Bissett?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on window mastic in Preston Bissett?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Do you work on first-floor windows?
Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
How do I get a quote for window mastic in Preston Bissett?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What we do, step by step
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a handful of frames, longer for a whole house, and we tell you how long to leave it before we go. Somewhere as small as Preston Bissett, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Keep paint off silicone joints
- Make sure the drainage slots aren’t blocked
- Keep paint and stain on wooden frames in good order
- Do not aim a pressure washer at the joints
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What we are called out for in Preston Bissett
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. Backing rod sets the right depth.
Most people get in touch when they notice one of these:
- Old mastic that has gone black or come away
- Mastic that has split away from the wall
- Damp patches on the reveal after heavy rain
- Whistling draughts around closed windows
For an older house near a landmark such as Church of St John the Baptist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before booking
- What the quote includes, VAT included or not
- What the cure time is
- Who does the work, and how experienced they are
- Whether they’re fully insured
Different surfaces, different methods
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
Aluminium frames
Coated aluminium needs a compatible sealant. We use a neutral-cure product.
