Pickhurst Window Mastic
Mastic around window and door frames, sills and patio doors for Pickhurst, backed by a one-year guarantee. Call for a quick quote.
- Black, perished sealant on frames
- Rushed sealant from a window installation
- Gaps where the sill meets the wall
How we handle window mastic in Pickhurst
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on uPVC windows, window sills and patio & French doors, and people most often call us about gaps where the sill meets the wall and damp patches on the reveal after heavy rain.
In a village or hamlet like Pickhurst, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

What affects the cost of window mastic
Jobs vary more than people expect. The main factors:
- The number of rooms or windows
- Working hours on commercial sites
- How easy the joints are to reach
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Where the property is
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Photos by email, if that is easy
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Pickhurst: your questions answered
Can you do window mastic in Pickhurst?
Yes. Our work covers London and the South East, and Pickhurst is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.
I let a flat near Pulborough station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is the new sealant paintable?
Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Pickhurst, along with the rest of our area.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Different surfaces, different methods
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as a joiner will need to deal with it.
How the visit works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. In a small place like Pickhurst, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

What window mastic looks like in Pickhurst
Historic houses like Old Place Manor (about 1.2 miles south) are a reminder that the area around Pickhurst has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Pulborough station, renewing tired window mastic between tenants heads off draught and damp complaints. Old Place Manor, about 1.2 miles south, is one of the historic houses in the wider area around Pickhurst, and older homes nearby need a sealant that suits their walls.

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Damp problems in the wall away from the window
- Condensation trapped between the panes
- Rotten timber, which needs a joiner first
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Keep jet washers away from the mastic
- Avoid harsh chemicals near the mastic
- Air rooms to keep condensation down around windows
- Paint up to the joint, not over it
Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Leave it or put it right?
Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Pickhurst, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
