What the job involves on each surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Composite doors

A composite door generally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

How the visit works

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job usually takes a few hours for a handful of frames, longer for a whole house. For a job in Pease Pottage, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work

Pease Pottage questions

Is it worth replacing old sealant in an older home in Pease Pottage?

Often, yes: cracked, shrunken or mouldy sealant has done its job. New sealant will not stick to old, so the old bead has to come out completely first.

Can you help a landlord with a rental near Crawley station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Does the work come with a guarantee?

Yes, for 12 months. A yearly look at the joints helps them last.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

What does window mastic cost?

It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us with a short description of the job.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep paint off silicone joints
  • Clean frames with a soft cloth and soapy water
  • Clear any debris from frame drain holes
  • Avoid blasting the frames with a pressure washer

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What affects the cost of window mastic

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • Access and height
  • The type of sealant required
  • How much there is to do

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The type of property

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

What window mastic looks like in Pease Pottage

Historic houses like Tyes Place (about 3.4 miles south) are a reminder that the area around Pease Pottage has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like Discovery New School? Then the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Crawley station, renewing tired window mastic between tenants heads off draught and damp complaints. Historic houses such as Tyes Place, about 3.4 miles south, show how far back building around Pease Pottage goes, and older homes nearby need a sealant that suits their walls.

Why it’s worth doing now in Pease Pottage

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Homes in smaller places like Pease Pottage can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
