How we handle window mastic in Peaks Hill

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on window sills, uPVC windows and timber windows & doors, and the jobs we see most are whistling draughts around closed windows and mastic that’s falling out in pieces.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How we quote for window mastic

The quote reflects the job in front of us. We look at:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the job is, and your postcode
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Leave it or put it right?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Peaks Hill.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a few frames, or a day or more for a whole house. In Peaks Hill, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can

Advice

How the job changes by surface

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.

Frames and glazing around Peaks Hill

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. Historic houses like Addington Palace (about 4 miles east) are a reminder that the area around Peaks Hill has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

For site and facilities teams at buildings such as Coloma Convent Girls' School, its window and door frames need their mastic kept sound, just like a home’s. Peaks Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near Purley station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Questions from Peaks Hill

Is parking a problem for a job in Peaks Hill?

Parking in Peaks Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you do window mastic in Peaks Hill?

Yes. We work across London and the South East, and Peaks Hill is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

Aftercare tips

After the cure time, these simple habits help:

  • Wash the frames with mild soapy water
  • Check the mastic once a year
  • Don’t paint over the silicone
  • Ventilate rooms so frames don’t stay wet inside

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
