Windows and doors in Passfield

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Mill Chase Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Window mastic in Passfield, done properly

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. We are often asked to deal with mastic that’s falling out in pieces and cracked internal joints between frame and plaster, across timber windows & doors, window sills and uPVC windows.

Outdoor sealant needs dry, clean surfaces, so work on frames around Passfield is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

Every job comes with our one-year guarantee, wherever you are in Hampshire.

What we can’t put right

A few problems are outside what sealant work can do:

  • Penetrating damp from a failed cavity tray or render
  • A door that needs adjusting, rehanging or new seals
  • Condensation trapped between the panes

If in doubt, phone 0345 464 0079 or email us and we will say what we think before you book.

Where we work in Passfield

  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Window sills
  • Patio & French doors

Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of frames, longer for a whole house, including the tidy-up. Somewhere like Passfield needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area

Advice

Common questions in Passfield

Will you come out to Passfield?

Yes, Passfield is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Liphook station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Can you match the sealant to my frames?

Generally, yes. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Can you do the inside joint as well?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can you reach windows above the ground floor?

Yes, in most cases. We plan safe access before the job.

How to look after the new joints

Looking after new joints is easy:

  • Don’t aim a pressure washer at the joints
  • Check the mastic once a year
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Do you need window mastic in Passfield?

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Keep an eye out for any of the following:

  • Gaps between the frame and the inside reveal
  • Water coming in at the bottom corners of a door
  • White mastic on grey or black frames
  • Gaps where the sill meets the wall

Rented homes near Liphook station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Our hiring checklist

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlords, agents and businesses in Passfield

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
