About our window mastic in Oxton

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include white mastic on grey or black frames and damp patches on the reveal after heavy rain, across patio & French doors, aluminium frames and composite doors.

FAQs for Oxton

Is Oxton within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do window mastic in Oxton?

Yes, Oxton is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Is the new sealant paintable?

Not usually, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Do you guarantee window mastic?

Yes. Our one-year guarantee covers every job.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

What window mastic looks like in Oxton

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Whether the job is in Oxton itself or nearby, the right material for each joint matters as much as a neat finish. Around Oxton, as everywhere, window mastic is only as good as the preparation behind it.

The process

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. Somewhere like Oxton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • Let us know about stairs, lifts or work at height

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Keep jet washers away from the mastic
  • Avoid harsh chemicals near the mastic
  • Make sure the drainage slots aren’t blocked
  • Look round the frames every year or so

Try not to touch the new joint while it cures, following the cure time we give you. Keep jet washers away from the frames.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Why it’s worth doing now in Oxton

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Oxton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Rotten timber, which needs a joiner first
  • Penetrating damp from a failed cavity tray or render
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

How we quote for window mastic

For a quick quote, just ask. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The type of sealant required
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

What we need to know

When you call or email, it’s useful to know:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.
