Window mastic for homes and businesses in Northchapel

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on timber windows & doors, aluminium frames and window sills, and common reasons people get in touch are cracked internal joints between frame and plaster and cracked sealant at the sill ends.

In a village or hamlet like Northchapel, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Northchapel needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises

Advice

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Don’t paint over the silicone
  • Clean frames with a soft cloth and soapy water
  • Don’t aim a pressure washer at the joints
  • Keep solvents and bleach off the sealant

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Surface by surface

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as a joiner will need to deal with it.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Northchapel homes and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Petworth House (about 4.9 miles south) nearby, there’s older building stock in the area around Northchapel as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Northchapel Community Primary School, its window and door frames need their mastic kept sound, just like a home’s. Homes close to The Parish Church of St Michael include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Northchapel questions

Can you help a landlord with a rental near Haslemere station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover smaller places like Northchapel?

Yes, Northchapel is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Can you get sealant to suit coloured frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

How much does window mastic cost in Northchapel?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Do you need window mastic in Northchapel?

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

These are the problems we’re asked about most:

  • Mastic that has split away from the wall
  • Cracked sealant at the sill ends
  • Rushed sealant from a window installation
  • Sealant in the wrong colour for the frame

Rented homes near Haslemere station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How to choose a mastic man

Why act early in Northchapel

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Older cottages and farmhouses around Northchapel can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Quality sealants from Arbo and Everbuild

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What affects the cost of window mastic

The quote reflects the job in front of us. We take into account:

  • Any working-time requirements on site
  • How much there is to do
  • The product the joint needs
  • The number of rooms or windows

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Helping us quote

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • How we’d reach the joints
  • The address or postcode of the job

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, phone 0345 464 0079 or send us an email.
