Need window mastic in North Ockendon?

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Window mastic in North Ockendon

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on patio & French doors, timber windows & doors and window sills, and common reasons people get in touch are black, perished sealant on frames and a bead that doesn’t match the frame.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, which is when draughts and damp patches appear in homes in North Ockendon.

Big or small, it’s backed by our one-year guarantee in North Ockendon and across Greater London.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Frames and glazing around North Ockendon

In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. Historic houses like Hare Hall (about 4.5 miles north-west) are a reminder that the area around North Ockendon has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you look after a building such as The James Oglethorpe Primary School, larger buildings have plenty of frames, and the mastic around each one ages. North Ockendon is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Common questions in North Ockendon

Is parking a problem for a job in North Ockendon?

Parking in North Ockendon, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is North Ockendon in your area for window mastic?

Yes, North Ockendon is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

How many windows can you do in a day?

A handful of frames is a short visit. You will get a timescale with the quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you guarantee window mastic?

Yes. All our work carries a 12-month guarantee, and we’re fully insured.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Walk round the house once a year and look at the joints
  • Keep solvents and bleach off the sealant
  • Keep paint and stain on wooden frames in good order
  • Avoid blasting the frames with a pressure washer

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in North Ockendon. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints
  • Keep children and pets away from the work area

When to call us in North Ockendon

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Common reasons people contact us are:

  • Draughty joints inside around the window
  • Mastic that is falling out in pieces
  • Cracked or shrunken mastic around the frame
  • Rushed sealant from a window installation

For an older house near a landmark such as Church of St Mary Magdalene, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Honest limits

It helps to know what we can’t do too:

  • Damp coming through the wall itself rather than the frame joint
  • Soft or decayed wood in the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • uPVC windows

Leave it or put it right?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.
